"Sunset" is one of our largest vacation homes, located on the quiet West end of Panama City Beach. With 9 uniquely laid out  bedrooms, this abode comfortably accommodates up to 26 guests. It features private amenities such as an outdoor pool (which can be heated for an additional fee), a fully-equipped kitchen, flatscreen TV's throughout and private driveway that can hold up to 7 moderately sized vehicles. We've named it "Sunset," mainly because of its Westward location on the white sandy beach, perfect way to end your beach day...sitting on your private deck watching the sun fade behind the Gulf.  View Floor Plan

As you first walk through the front door, there is a small sitting area (with a fun foosball table) that leads down the hall to a multi-bunk room featuring a twin over twin bunk and twin over queen bunk. This room also shares its ensuite with the rest of the ground floor. The beachside common area has a pool table, flatscreen TV, eat-in bar for 6, full dining table for 8 and fully-equipped kitchen. You'll find this to be the most convenient space for those quick snack grabs or drink refills when coming in from your pool or the beach. Easy in, easy out. The pool deck has an amazing beachfront view and leads down to the beach boardwalk for everyone to enjoy. For convenience, we also made sure to provide an outdoor shower.

The second floor is the main living room/dining area and kitchen. This space has a lovely open-air concept, complete with glass doors that slide open to a furnished balcony overlooking the coast. The kitchen is fully equipped with all appliances, cookware, dishes, utensils and the eat-in bar seats 5 people with an additional 6 at the dining table. There are two bedrooms also located on this floor, one has a king bed and the other has a twin over twin bunk bed. In addition, the bunk room has a small walkout patio. Each are street-facing and have their own private ensuites. The first washer and dryer set are also located on this floor. 

The third floor has a large beachfront master suite with a king bed, flatscreen tv and furnished walkout balcony plus a luxurious en-suite offering a walk-in shower, double vanity and separate soaking tub overlooking the waves. Down the hall is another bedroom featuring a king bed with private ensuite. On the street-side is a king room and a twin/queen bunk room, each with their own private ensuites as well. Also located on this floor is your second washer and dryer.

As you come up the stairs to the fourth floor, there is a small seating area with a couch & flat screen TV. The multi-bed room on the beachside and has its own private walkout balcony with stunning views of the coastline and the other multi-bed room is located on the streetside, each room features two twin beds and one queen bed and have their own private ensuites as well.

Sunset requires a 7 night minimum stay for all reservations during the check-in/checkout schedule below:

Fall Break: October 2 – October 16 (Saturday – Saturday)

Family Break: March 12 – April 9 (Saturday – Saturday)
Summer: June 5 – August 13 (Sunday – Sunday)
Fall Break: October 1 – October 15 (Saturday - Saturday)

Family Break: March 11 – April 8 (Saturday – Saturday)
Summer: June 4 – August 13 (Sunday – Sunday)
Fall Break: September 30 – October 14 (Saturday - Saturday)

A vacation rental lease agreement will be sent to you upon confirmation of your reservation and is due within 72 hours of booking. Some important things to remember.

No Pets: Pets are NOT permitted in or on the premises of any Management's properties. Violation of this policy will result in a $1,000.00 pet fee, per pet, that will be charged to Guest's credit card on file. Additionally, Guest's credit card on file may be charged extra cleaning fees to include but not limited to; extermination fee, deep clean fee, odor, and dander removing fee, and animal hair removal fee. If a Guest needs to bring a service animal who has been trained to do work or perform tasks for a disability, Management MUST be notified at the time of booking and proper paperwork will be required upon request. Guest is responsible for picking up animal waste and keeping the animal on a leash at all times. Guest will be responsible and liable for any damages caused by a service animal to reservation property or its contents. Emotional support animals are not service animals, and therefore not permitted.

No Smoking or Illegal Drug Use: Smoking and illegal drug use is not permitted in or on the premises of any Management rental properties to include but not limited to porches, pool decks, balconies, and driveways. Violation of this policy will result in immediate eviction of Guest and a $1,000.00 fee will be charged to Guest's credit card on file.   If evidence or indications of smoking or of illegal drug use are found in or on reservation property during or after reservation occupancy period, this will be deemed by Management as a violation to this policy and this Agreement. All smoking devices are prohibited including but not limited to; the use of vape pens, e-cigs, pipes, hookah, marijuana smoking devices, or any drug paraphernalia.

Age Requirements: Primary Guests must be 25 years of age or older.  Violation of this policy will result in immediate eviction of Guest. All of Management's vacation rental properties are family accommodations. The Guest must occupy the Property throughout the entirety of the reservation dates. This to include arrival through departure dates, overnight, and anytime persons under the age of 25 are present in or at the property. The Property is subject to inspection by Management at any time.

Listings / Pricing:
All information regarding property listings is believed accurate but cannot be guaranteed.  Availability, rates, furnishings, accommodations, fees, and taxes are live and therefore subject to change without notice. Rarely, systems or sites will quote a reservation improperly. This being the case, Management reserves the right to make corrections to the improper booking, listing, or reservation quote. Management will contact the Guest within 48 business hours of reservation booking to make the necessary corrections or cancel Guest's reservation.

Promotional Offers & Discounts: ALL discounted rate changes, specials, and promotional offers are NON-TRANSFERRABLE and will ONLY be applied to new bookings. Modifications made to Guest's reservation may deem discounted rate changes, specials, or promotional offers invalid and no longer applicable to Guest's updated reservation.  Guest understands and accepts that said inaccuracies will not result in any offered credits, discounts, or adjustments to correct rates or information.

Beachfront House There was no reason to leave the house during our stay. The beach was a short walk down the stairs and having 2 kitchens ensured that nobody felt like we were crowding into spaces. The house was clean upon arrival and the number of rooms ensured everybody had enough privacy. Would definitely stay here again.

AMAZING BEAUTIFUL BEACH HOUSE Our experience here was fantastic! Views in the morning and walks on the beach were spectacular. Sunsets in the evening were absolutely breathtaking. Being right on the beach was awesome as well. Would definitely recommend this property!
