Family Ties - NEW Game Room!

- We've recently remodeled the entire garage and turned it into a fully enclosed game room with an indoor shuffleboard table, pool table, mini fridge, barstools, and a large, mounted TV. This entertainment area was designed to be "the hangout" area during your beach breaks and for nighttime fun! Also located in the game room is a quick side access door that will lead you all the way out to the backyard pool and grilling area.
- "Family Ties" has a pergola covered backyard dining space with seating for 6 plus its own Komodo Joe grill. This is also where the pool gate is located which opens to a large community-style pool ranging from 3-5ft deep. There is a shared pool deck area which is the perfect place to soak up the sun while staying near your own back door.
- Just inside from the garage is a queen room as well as a multi queen room (2 separate queen beds). Each of these rooms are connected with a quaint Jack & Jill bathroom. For added convenience, the indoor elevator is also located on the ground floor which really helps when moving luggage, unloading groceries and just about any time the stairs become a little too much.
- Up on the second floor is your main living, kitchen, and dining area. Its open concept is perfect for hosting your entire group around the fireplace while having plenty of room to spread out. The fully equipped kitchen offers spacious counterspace and stainless-steel appliances while also seating 4 at the eat-in bar area. The indoor dining table has enough seating for 8, plus the outdoor high-top table has an additional 8 seats. The balcony on this floor is perfect for watching the stunning sunsets that Florida is known oh-so-well for! Back inside (and down the hall from the kitchen a bit) is another new addition - the kid's room! With 4 queen-over-queen bunk beds, gaming stools, built-ins with puzzles and things to keep anyone with an imagination fully engaged. This room also has its own en-suite with a large vanity and shower/tub combo.
- The top floor features an impressive beach view suite, complete with a king-sized bed, sitting area, en-suite, and private furnished balcony. When you're up this high, the only thing you can see and hear are the waves crashing onshore. The last bedroom on this floor faces the pool and has a king bed with an en-suite bathroom as well.
- There is an indoor elevator equipped in this home to help quickly and conveniently navigate between floors. This is very helpful for anyone that may have a difficult time with making the track up each flight of stairs.
- "Family Ties" shares a large backyard pool and deck with 3 neighboring private homes (ranges between 3-5 feet in depth). In addition, it includes its own private partially covered back patio with a Green Egg charcoal grill and dining table for 4 plus 2 additional seats at the bar.
- "Family Ties" does not have direct beach access from the house. Public Beach Access is just a short walk across the street!

A vacation rental lease agreement will be sent to you upon confirmation of your reservation and is due within 72 hours of booking. Some important things to remember.
No Pets: Pets are NOT permitted in or on the premises of any Management's properties. Violation of this policy will result in a $1,000.00 pet fee, per pet, that will be charged to Guest's credit card on file. Additionally, Guest's credit card on file may be charged extra cleaning fees to include but not limited to; extermination fee, deep clean fee, odor, and dander removing fee, and animal hair removal fee. If a Guest needs to bring a service animal who has been trained to do work or perform tasks for a disability, Management MUST be notified at the time of booking and proper paperwork will be required upon request. Guest is responsible for picking up animal waste and keeping the animal on a leash at all times. Guest will be responsible and liable for any damages caused by a service animal to reservation property or its contents. Emotional support animals are not service animals, and therefore not permitted.
No Smoking or Illegal Drug Use: Smoking and illegal drug use is not permitted in or on the premises of any Management rental properties to include but not limited to porches, pool decks, balconies, and driveways. Violation of this policy will result in immediate eviction of Guest and a $1,000.00 fee will be charged to Guest's credit card on file. If evidence or indications of smoking or of illegal drug use are found in or on reservation property during or after reservation occupancy period, this will be deemed by Management as a violation to this policy and this Agreement. All smoking devices are prohibited including but not limited to; the use of vape pens, e-cigs, pipes, hookah, marijuana smoking devices, or any drug paraphernalia.
Age Requirements: Primary Guest must be 25 years of age or older. Violation of this policy will result in immediate eviction of Guest. All of Management's vacation rental properties are family accommodations. The Guest must occupy the Property throughout the entirety of the reservation dates. This to include arrival through departure dates, overnight, and anytime persons under the age of 25 are present in or at the property. The Property is subject to inspection by Management at any time.
Listings / Pricing: All information regarding property listings is believed accurate but cannot be guaranteed. Availability, rates, furnishings, accommodations, fees, and taxes are live and therefore subject to change without notice. Rarely, systems or sites will quote a reservation improperly. This being the case, Management reserves the right to make corrections to the improper booking, listing, or reservation quote. Management will contact the Guest within 48 business hours of reservation booking to make the necessary corrections or cancel Guest's reservation.
Promotional Offers & Discounts: ALL discounted rate changes, specials, and promotional offers are NON-TRANSFERRABLE and will ONLY be applied to new bookings. Modifications made to Guest's reservation may deem discounted rate changes, specials, or promotional offers invalid and no longer applicable to Guest's updated reservation. Guest understands and accepts that said inaccuracies will not result in any offered credits, discounts, or adjustments to correct rates or information.

"My family enjoyed our stay at Family Ties. This house was big enough to accommodate a large group of family. The kids love the pool and the guys love the game room downstairs. The house was clean and well stocked when we arrived. It was convenient to have an elevator to help carry groceries and luggage upstairs. The beach view from both balcony was beautiful, and the beach access across the street was convenient. Considering it being Spring Break the area was peaceful and quiet.

"Beach access is fantastic. Cross the street and your on the beach. For people hauling stuff up/down it's perfect. Ocean views from the third floor balcony. Front beach road is not too busy but there are some obnoxious drivers in the evening. The size of the house needs a second fridge in the garage. We had 5 families in there for a week and one fridge was not enough. We would definitely stay again

"Me and my husband took our whole family or 15. Eight adults and seven kids to stay in Family Ties. This house fit our every need and was so comfortable. Great access to the beach with the pool right out back and the game room was a hit with everyone. We prepared several meals in the house with all of the equipment we needed to feed 15 people. Never felt cramped. It is very spacious. We plan to make this an annual trip. We had a blast and loved the house!

"Amazing space for family of all ages to have such great fun! The views from the balconies we're amazing and a great spot to relax. The game room was clutch for the younger children to keep them entertained. The main level was a great space for the family to hang out together while we cooked and ate. The pots and pans provided were great quality and we found everything that we needed. The bedrooms were spacious and comfortable. And you really do just walk outside across the street and you're on an amazing stretch of beach. The property managers were so responsive also. Highly recommend this property!

"I stayed here with my fianc, disabled father, my brother-in-law, his wife, and their 3 children (two of which are teens/ young adults) who were on Fall Break. We had more than enough room for everyone to have their own space and privacy.The ocean views from the balconies were amazing, and the balcony furniture was very comfortable. We like to do our own cooking and the kitchen was stocked with every needed appliance. We prepared a huge meal one evening and served it on the balcony, with the sun setting over the ocean as the backdrop. Amazing!The house itself is decorated in lovely yet simple design. This was appreciated because I've had anxiety when staying in homes with ultra-fancy/ expensive decorations, worrying that someone might accidentally knock something over. This felt like a liveable beach home, not a showcase.The game room was a HUGE hit with everyone. We played pool, giant Jenga, watched sports on the flat screen, enjoyed chilled drinks in the mini fridge/ wine cooler, etc. It rained a little one day, but the kids barely noticed due to everything else there was to do.So great having bedrooms and full bathrooms on each floor! Even the kids' room could've accommodated adults if necessary. The bunk beds were huge!The elevator was a huge help in loading/ unloading, and for those of us who were simply too lazy to climb the stairs.This time of year the other homes were mostly empty so we had near-exclusive use of the pool which was located immediately behind the house. The pool was a little cold (expected this time of year) but sparkling clean. The outdoor shower was a huge help in avoiding tracking sand and shells into the home or pool. The beach was easily accessible from two separate points across the street. The beach is uncrowded, with clear water. We did note that this area has tons of broken seashells, which can be a little painful for sensitive feet if you're not wearing beach shoes when walking. But the kids enjoyed collecting the shells, so I can't complain! We brought our towels (the home also conveniently had beach towels stored right near the front door) to sit on, sandwiches we ordered in, and had a lovely family picnic right on the beach.The home is in a pretty quiet area, but it's just a short drive to the busy/ party side of town. The kids went to Pier Park and had a blast, while I enjoyed doing some shopping at multiple gourmet food/ wine shops. We drove along the scenic 30A coast to Seaside to check out the setting for "The Truman Show" and the food trucks. We had planned to get in some fishing but didn't have time; you need at least a week to enjoy the home, beach, and everything else!Downsides? Only a few. There's construction happening next door, so sometimes during the day the house got a little shaky and there was some noise, especially if you were trying to relax on the balcony. "We loved our stay at Family Ties. We were 13 with a mix of adults and children. The home was furnished very nice and comfortable for everyone. We had enough room for everyone to gather and also have private time when needed . The 3rd floor balcony was a hit with everyone. Each night we gathered on the 2nd floor balcony, plenty of seating for everyone.When we arrived a person form Holiday came to make sure we did not have any questions. Nice touch.We will definitely rent this home again.

"This was a great place to stay! We had 14 people and everyone slept comfortably. Located just across the street from the beach and it was a very easy walk. We would definitely rent this house again!! ??The A/C didnt work very well on the bottom floor the last few nights we were there. We called maintenance and they worked on it, but didnt get it fixed. Since it was on the bottom floor, it wasnt too hot! Other than that, everything was wonderful!!

"This was the perfect house. We had ages from 1 to 88. The elevator was perfect for my parents!!! We celebrated my parents 60 wedding anniversary and my grandsons 5 th birthday! The location was great and away from the crowds! It was just across the street from the beach. The owner did everything to make us feel at home! I would recommend this house over and over again!! Loved it and the location!!!

"Four couples who travel together frequently rented this wonderful property. The only issue we had was the door code wouldnt work when we arrived. A call to the owner and 10 mins later our vacation began. Otherwise, the house was perfect in every way. Plenty of dishes, beach accessories, seating, games, balconies and things to do nearby.
